Structure:
The property will be traditionally constructed in facing bricks to match the Thorney Vernacular. Road side Windows will have stone cills with cut brick arches over. Bespoke timber windows to suit the conservation area setting.

Roof coverings will be natural slate.

All walls will be traditional cavity construction using high insulation blocks and glass fibre cavity insulation. Ground floors will be suspended beam and block with a screed finish.
External Joinery:
Timber windows. Painted finish. All doubled glazed with low-e glass.
Internal Joinery:
6” (150mm) deep moulded mdf skirting and (3”) 75mm wide architraves. Mdf window boards. Paint finish. Turned timber spindles and timber handrails to stairs, paint finish.
External Doors:
Timber panelled entrance door. Glazed French doors to patio areas. Five lever security locks throughout.
Drives:
Block paved finish.
Paths:
Patio areas and paths to be Marshalls paving slabs.
Gardens:
Front gardens to be turfed and landscaped to planners approval. Rear gardens to be turfed.
Fences:
1800mm high boarded fencing and matching gate. Fenced Bin store areas.
Internal Finishes:
Smooth plastered walls and ceilings. Emulsion paint finish throughout.
Internal Doors:
Mdf 6 panelled grained effect doors.
Ironmongery:
Quality chrome, ironmongery.
Bathroom:
Contemporary white Wc and basin complete with modern single lever mixer taps. White bath with shower mixer taps.
Thermostatic showers in cubicles.
Kitchen:
Fully fitted ‘Shaker Style’ kitchen units with quality slate effect tops. Integrated fan oven, hob and extract in contemporary black finish.
Ceramic tiling:
Wall tiles above kitchen worktops, 450mm high. Bathroom and en-suite to be tiled half height to all walls (approx 1000mm high), full height in shower cubicles. Tiled floors to kitchens and bathrooms.
Heating:
Gas fired, wet system with thermostatic valves to radiators. Hot water cylinder in first floor cupboard.
Electrics:
Distribution of power sockets. Low energy light fittings to meet current regulations.
External Lighting:
Coach lanterns to various points around the property.
Warranty:
All Aragon homes qualify for the Zurich 10 Year Warranty.
